Villa Marsciano is a former Benedictine monastery, circa AD 1300,with further buildings added in the 1800’s.
The total floor space of the main house is 24O square metres, with a terrace at first floor level of 14 sq meters. The house makes a very comfortable family residence or a spacious letting opportunity for groups of up to ten or in total, fourteen people. There are extensive views across the Tiber valley, to the medieval towns of Collepepe and Collazzone. The house is very private, but not isolated, as it is only 10 minutes into the large town of Marsciano (with railway station), and 5km to the E45 and only 15 minutes into the large town of Todi .
Villa Marsciano fully restored the main house in 2001 and created additional accommodation. The restoration was done to a very high standard. The roof was replaced and fully insulated, the house completely rewired to the required legal specifications. The central heating and most of the plumbing was renewed.
Four new bathrooms were created, and now the house has five large ensuite bedrooms (average of 24 sq metres): two of the bathrooms also have bath tubs. There are two living rooms, the grand sala (55 sq metres),and the small sala (which can also be a 6th bedroom (18 sq metres)
The kitchen (26 sq metres) has been designed as a modern, but Italian, eat-in kitchen with an open fireplace for cooking Umbrian style, large fridge, Marble worktops and sink, dishwasher and a cooker with a five burner gas hob and large electric fan driven oven.
There are central heating radiators in every room throughout the house. The Grand Sala and Small Sala also have wood burning stoves.
The owners have a Comune licence to run the house and apartment as a rental business. They currently rent the property all year round.
There are two wells, with an abundance of water, Comune tested and rated as being of excellent quality. For the gas supply, there is a large in ground GPL gas tank.
There are Solar Panels on the roof, not visible, which considerably reduce electricity bills and also provide extra income from regular ENEL rebates.
In addition to the main house there are two one bedroom apartments, (47 sq metres newly created in 2006). The other pre-existing of 56 total sq metres Both fully equipped, and overlooking the large 12×6 metre swimming pool which is set in extensive gardens. The gardens (4300 sq metres) are secure, fenced, and surrounded with mature hedges and Cypress trees. There is an electric gate at the entrance.
A stunning historic feature of the property is the chapel (21 sq. metres), circa 1300, with a recently discovered fresco (1490) portraying St Peter, the Madonna and Child and Saint Antonio Abate. Whilst no longer consecrated, the chapel lends itself to civil weddings or blessing ceremonies.
Below the house are 2 extensive spaces (102 sq metres and 53.5 sq metres), an office (21 sq metres), well lit with 2.70m ceilings, and laundry (12 sq metres)
In the garden there is an annesso of 120 mq and another available volume of 36 mq
